DRY ROT TREATMENT SOLUTIONS

Dry Rot is a form of Timber decay which is one of the most damaging fungal conditions that can affect a property, Dry Rot given the right conditions can destroy the structural timbers within a building, contrary to the name Dry Rot as with other fungal growth needs moisture to grow and occurs where timbers have a moisture content between 20%-40% which could come from many sources such as drips, leaks, roof issues, damaged guttering/downpipes etc.
Once Dry Rot has set in can seriously affect timbers located anywhere in the property and left untreated the bigger the problem becomes

DRY ROT - HOW TO SPOT THE SIGNS

  • Damaged Timber(s)
  • Orange/Brown Spore Dust
  • Grey Strands on Timber
  • White Mycellum (pure white cotton wool like spore)
  • Mushroom Like Fruiting Bodies
  • Musty Damp Smells

HOW WE TREAT - DRY ROT

To treat Dry Rot firstly we have to ascertain the conditions and extent of damage & decay, also we determine the true cause and fix the initial damp issue, it is necessary with Dry Rot infection to remove the affected building fabric, remove any plasterworks etc to reveal the extent of damage and spore growth. Any affected Timber & Plasterworks need to be removed, the Timbers are replaced with pre-treated Timbers & effected areas Re-Plastered etc. Also secondary damp prevention measures may be undertaken

WET ROT TREATMENT SERVICES

Wet Rot requires a regular source of moisture, when excess water/moisture infiltrates into timbers it can create the perfect environment for fungal spores to germinate & grow rapidly (when moisture levels are at 50% or above), the Wet Rot attacks the structure of the Timber in these damp conditions which can then commonly lead to structural issues and defects. Quite often Wet Rot  is caused by issues with defective plumbing, leaking/broken gutters & downpipes, deficient pointing, building errors etc. Wet Rot is less severe than Dry Rot however when left unchecked Wet Rot can still cause major longterm damage to the property

WET ROT - HOW TO SPOT THE SIGNS

  • Damp Musty Smell
  • Cracking  or Crumbling Timber(s)
  • Softening Timber, Timber Shrinkage
  • Discoloured, Warped/Distorted Timber
  • Localised Fungal Growth
  • Damaged, Flakey Paint

HOW WE TREAT - WET ROT

The most important stage of Wet Rot Treatment is locating the exact source of the Damp Issue & resolving it, also that the affected areas of where the Wet Rot is thoroughly dried out. Once this has been achieved then we can proceed to treat the fungus. In minor cases infected timbers are cut away and replaced with new treated timber enhanced with fungicidal treatment. In more severe cases where timbers have lost strength  remove the timbers in there entirety, they are then replaced with pre-treated timbers to prevent future spore growth. When this type of Rot is located in the propertys structural timbers (roof timbers, joists etc) extensive structural works may have to be completed.
